The physics, stated plainly

Condensation is a surface temperature problem. Warm indoor air holds water vapor; when that air contacts a surface cold enough, the vapor becomes liquid on the surface. Federal prevention guidance frames the fix in exactly two directions: raise the surface temperature, by insulating or increasing air circulation, or lower the moisture level in the air by repairing leaks, ventilating, or dehumidifying. The sill is where the damage concentrates, because that is where the water runs and sits. Painted wood swells, the paint film loses adhesion, the joint at the frame opens, and growth starts in the corners where water lingers longest.

Winter here is dry outside and wetter indoors than people expect

Long-term station data for Colorado Springs show December averaging about 53 percent relative humidity in the morning and 48 percent in the afternoon, and January about 54 and 47. Outdoors that air is cold and holds little water. Indoors, the same air is heated, its capacity for vapor rises, and household activity adds the rest: showers, cooking, laundry, houseplants, unvented appliances, and any humidifier running against the dryness. The result is a room at a comfortable humidity with a single-pane or metal-framed window sitting far below the temperature of the wall around it, and that window collects the water for the whole room.

Condensation on every window in the house means the whole-house humidity is too high for the coldest surfaces present. Water between the panes of a double-glazed unit means the seal has failed and the unit needs replacing, and no amount of ventilation changes it. Growth on the drywall return beside the window rather than on the sill points at a thermal bridge in the frame or at missing insulation in the rough opening. And a wet sill with dry glass often means water is entering from outside at the frame or the flashing, which is a leak rather than condensation.

Measuring instead of guessing

Three readings settle it. Indoor relative humidity, compared against the guidance target of below 60 percent and ideally 30 to 50 percent, with the federal health agency putting the household ceiling at 50 percent. Surface temperature at the glass, the frame and the sill during the coldest part of the morning. And a moisture reading in the sill, the return and the wall below, compared with the same materials elsewhere in the house. Where the sill reads wet but the wall below reads dry, this is a surface problem. Where the wall below reads wet, water has been running long enough to get into the assembly and the scope grows.

Cleaning the growth without repeating it

Small surface growth around a window is often under 10 square feet, the roughly three-foot square that federal guidance treats as manageable, and on hard non-porous surfaces such as glass, metal, vinyl and sound painted wood it is a cleaning task. Porous casing, swollen MDF trim, saturated drywall corners, and fabric window coverings are a different category, since absorbent material that stayed wet may have to be discarded. Painting over it fails on schedule: the guidance warns that paint applied to moldy surfaces is likely to peel, and a repainted sill with the underlying wood still cycling wet will show through in one heating season.

Bleach is not the shortcut it appears to be either. Federal guidance does not recommend biocides as a routine cleanup practice, and notes that killing growth does not remove the allergen, since dead growth can still provoke reactions in some people.

The repairs that end it

Ordered from cheapest to most involved: reduce the moisture source, which often means running bath and kitchen exhaust properly and turning off or dialing back a humidifier. Improve air circulation at the cold surface, including leaving interior doors open and not blocking supply registers with furniture or heavy drapery. Raise the surface temperature by insulating the rough opening, correcting the frame detail, or replacing a failed or single-glazed unit. Repair the exterior water path where the sill is wet from outside. And where growth has reached the assembly, remediate the wall rather than the trim, which is the work described under mold behind drywall.

What a window-related scope should say

It should state which of the two mechanisms was measured, with the readings that support it. It should separate cleaning from removal, and say which trim and drywall come out. It should name who corrects the humidity source and who corrects the window or the flashing. And it should state what is not included, since glazing replacement is a different trade with its own warranty.
