The air evaporates some of the water, gives up heat in the process, and its temperature drops by 15 to 40 degrees Fahrenheit; that cooled, humidified air is then blown into the home. Because the air is not recirculated, it has to leave, so a window or vent must be opened to let it out. The same guidance notes these units need regular maintenance to keep the water reservoir clean, and points out that indirect designs use a heat exchanger specifically so they do not add humidity to the supply air.
Extension guidance from Colorado State University explains why the direct type works so well here: evaporative coolers suit dry climates, and at 100 degrees outdoors with 10 percent relative humidity such a unit can deliver about 73 degrees indoors. It also notes they take more maintenance than air conditioners. Both facts are relevant to a mold call: the machine is the right choice for this climate and it is also a continuous indoor water source with a service requirement. Reservoir and pan. Standing water with dust and mineral scale, especially where a float valve sticks or the pan does not drain at shutdown.
Pads. Saturated media that stays damp between cycles, which is where the characteristic sour smell begins.
The duct or plenum below the unit. Where a rooftop or window unit discharges into ductwork, humid air condenses on cool sheet metal, and any porous liner or insulation in that run holds it. Where the discharge is tied into the furnace plenum, that includes the filter rack and the top of the heat exchanger cabinet.
The building surfaces at the discharge. Cool surfaces nearest the supply see the highest local humidity, so growth appears on a ceiling near the register or on the coldest wall in the path.
And the exit path. Where windows are not opened enough, the humid air stays inside longer, raising room humidity above the guidance band instead of passing through.
Federal guidance sets the indoor target below 60 percent relative humidity, ideally 30 to 50 percent, and the federal health agency puts the household ceiling at 50 percent. Outdoor air here averages about 40 percent in the afternoon and 58 percent in the morning over the year, so the baseline is comfortably inside the band. A hygrometer reading of 65 percent in a bedroom during cooler season is therefore not the climate; it is the machine plus insufficient exhaust. Measuring in two or three rooms, with the cooler running and with it off, separates the equipment from the building in an afternoon and costs nothing but a meter.
Whole-house and portable humidifiers behave the same way and produce the same call, usually in winter. A humidifier set high enough to relieve dry skin can push a room past the band and put condensation on the coldest window in the house, which is covered under window condensation and mold.
Order matters. The unit is shut down and the water supply isolated. Standing water is drained and the pan cleaned. Pads that have been wet and colonized are replaced rather than cleaned, since they are porous media and federal guidance treats absorbent material that has been wet as a disposal candidate. Sheet metal, the pan, the cabinet and the housing are hard surfaces and are HEPA vacuumed and damp wiped. Porous duct liner or flexible duct insulation that has been repeatedly wet comes out; the mechanical side of that decision is covered under HVAC and duct mold remediation.
Then the building side: affected drywall and ceiling material past the last elevated moisture reading is removed, hard framing is cleaned, and the assembly is dried and verified with a meter. Fogging the ductwork or spraying an encapsulant on a wet pan is not a repair, and federal guidance does not recommend biocides as a routine practice, adding that dead growth still has to be removed rather than merely killed.
Five habits do most of the work. Service the unit at startup each season, including the pan, the float, the pump and the pads, rather than only when it smells. Drain the pan at shutdown so water does not stand through the shoulder seasons. Open enough window or vent area for the airflow the unit produces, since the design assumes the air leaves the building. Watch the hygrometer rather than the thermostat during humid stretches, and shut the cooler down when indoor humidity climbs toward the top of the band. And close the cooler off from the duct system during heating season so it is not a bypass path for humid air or a place for dust to sit in water.
