Three causes, three different repairs

A roof leak makes a narrow shape: a defined patch, often with a tail running along a joist away from the entry point, and matted insulation directly above it. Condensation makes a diffuse shape that follows the cold framing, so it appears as a striped pattern tracking the joists or as growth concentrated at the coldest corner of an exterior wall junction. A fan discharging into the attic makes a rounded bloom directly over the bathroom below, usually with damp dust on the surrounding framing. Meltwater at the eave is the local mechanism

The winter failure here is not sustained cold, it is cycling. An ice dam forms when part of a roof surface is above freezing while the lower portion is below it: snow on the warm part melts, the water runs down and refreezes where the surface is colder, and the ridge of ice that builds up holds liquid water on a roof designed only to shed it. That water then finds gaps in the roof covering and enters the space below, where university extension guidance notes it can flow into exterior walls or soak through ceiling insulation and stain the finish underneath. The important part for a repair decision is the cause: research on instrumented buildings and cold rooms concluded that building heat rather than sunlight is the primary driver of eave icings, and set an outside design temperature of 22 degrees Fahrenheit for sizing the ventilation that prevents them. Air sealing the ceiling plane and correcting attic ventilation are therefore roof repairs even though the work happens indoors.

What the growth on a ceiling actually is attached to

Ceiling assemblies are almost entirely absorbent. Gypsum with paper facing on both sides, paper-faced batt insulation, blown cellulose, and acoustic ceiling tile are all porous, and federal guidance treats porous material that has been wet as a candidate for disposal, naming ceiling tile specifically. A textured or popcorn ceiling adds a complication: the texture itself cannot be cleaned effectively, so the affected board comes out rather than being wiped. Painted smooth drywall with light surface growth and no elevated reading behind it is the one case where cleaning is appropriate, and it is less common than homeowners hope.

Water also spreads horizontally along the top of a ceiling before it soaks through, so the wet area above is usually larger than the stain below. Readings taken from the attic side, where access exists, produce a truer boundary than readings taken from the room.

Working overhead without contaminating the rooms below

Gravity works against every step of this job. Debris falls into occupied space, and pulling wet insulation from below showers the person doing it. Practical order: isolate the room, cover and remove what can be moved, protect the floor, and build the enclosure before the first cut rather than after the ceiling opens. Where the affected area justifies it, the space is held under negative pressure with HEPA-filtered air exhausted outside, which is set out in containment and air scrubbing. Cut a controlled opening rather than probing a soft ceiling with a screwdriver, and never run a box fan across a stained ceiling to dry it, which is the most efficient way to move spores into the rest of the house.

The stack of repairs that has to happen in order

Ceiling growth has at least two repairs and usually three. The water entry is corrected first: roof detail, flashing, penetration or the fan duct termination. The ceiling assembly is then remediated: wet insulation removed, affected board cut back past the last elevated reading, framing HEPA vacuumed and damp wiped, then dried and verified with a meter. Finally the conditions that caused it are changed, which for a condensation case means air sealing the ceiling penetrations, adding insulation to raise the surface temperature of the cold plane, and confirming ventilation. Skipping the third step is the common failure. A rebuilt ceiling under an unsealed, under-ventilated attic plane produces the same stripe pattern the following winter.

Cosmetic shortcuts and why they fail here

Stain-blocking primer over ceiling growth is the most frequently sold shortcut and the least durable. Federal guidance says not to paint or caulk moldy surfaces because paint applied to them is likely to peel, and the industry standard treats stain removal as cosmetic work permitted only after growth has been physically removed. Fogging a chemical into an attic to close out a ceiling stain is the same error at a larger scale, and it leaves both the water and the porous material in place.

What moves the number on a ceiling job

Four items. Whether the growth is on removable board or on a textured surface that has to come out. Insulation removal volume above it, measured by area and depth. Access, since a first-floor ceiling under a bathroom is a different job than a vaulted ceiling with no attic above it. And which trade repairs the water entry, since roofing and mechanical work are separate line items.
