A bathroom is the one room that manufactures its own humidity, several times a day, in a city where the outdoor air is dry. The question on site is whether the moisture is condensing on cool surfaces or a fixture behind the wall has been leaking.

Six boxes, about thirty seconds. You pick when to be called back, and that is when the phone rings.
Or call (719) 435-8032Dark growth in the corner of a shower ceiling and dark growth at the base of a wall behind the toilet share an appearance and nothing else. The first is a ventilation failure: warm wet air is condensing on a surface cooler than its dew point, day after day. The second is liquid water from a wax ring, a supply connection, a shower pan or a tile joint that stopped shedding water. The repairs are unrelated, and the cost difference is large. Sorting them takes ten minutes with a meter and a look at where the growth stops. Condensation growth spreads on the surface and follows cool spots, especially on an exterior wall or under an unconditioned space. Leak growth starts low or behind, reads wet on the meter well past what is visible, and is often worse inside the cavity than on the paint. The other damp problems on this site are listed on the services index.
Afternoon relative humidity in Colorado Springs averages about 40 percent over the year, and mornings average 58 percent. Residents are used to that, so a bathroom that fogs the mirror for twenty minutes after a shower reads as normal rather than as an unusual local spike. Federal guidance sets the useful indoor target below 60 percent, with 30 to 50 percent as the better range, and the federal health agency puts the household ceiling at 50 percent. A bathroom running at saturation twice a day is not held anywhere near that unless something moves the air out of the building.
That is the mechanism worth naming: the fan is not there for odor, it is there to remove water vapor before it condenses. Where a fan is missing, undersized, wired to the light with no timer, or ducted into an attic instead of through the roof or wall, the room reaches the same condition every day and the ceiling paint is simply the record of it.
Planning data for the city lists a median year of construction of 1986 and 216,476 housing units, with 61 percent single-family detached. A 1986 bathroom often has a fan that meets no current expectation for airflow and a duct run that was never sealed at the collar. Older west-side blocks around Old Colorado City have bathrooms retrofitted into houses that never had one, with plumbing chased through original framing. Newer two-story stock in Briargate and Rockrimmon puts second-floor bathrooms directly above finished ceilings, so a slow leak at a drain arm shows up in the room below rather than in the bathroom itself.
Small isolated surface growth on a painted ceiling or grout line is a cleaning task once the moisture is controlled: federal guidance treats an area under roughly 10 square feet, about a three-foot square, as work a homeowner can generally handle. Past that, method changes and enclosure comes into it.
Where a leak is behind tile or drywall, the boundary is set by moisture readings rather than by the visible edge. Greenboard is still gypsum and still fails when saturated. A shower pan that leaks is a fixture replacement, not a mold job, and no amount of cleaning outruns it. Porous material that stayed wet leaves the room. Hard surfaces are HEPA vacuumed and damp wiped, then dried and rechecked. Painting over the problem is specifically discouraged in federal guidance, which notes that paint applied to moldy surfaces is likely to peel, and that also destroys the evidence needed to argue the boundary later.
Four items decide whether the growth returns. Duct the fan to the outdoors with a proper termination, not into the attic where the water condenses on the roof deck instead. Run the fan long enough after the shower ends, which usually means a timer rather than a habit. Raise the surface temperature of the cold spot where growth started, by insulating or improving air circulation, which is exactly what federal prevention guidance recommends for condensation. And repair the plumbing or tile detail that let liquid water past. Where the same wetting has been going on above a finished ceiling, ceiling mold removal covers the assembly from the other side.
Opening a wall is a decision, not a default. It is justified when meter readings stay elevated a foot or more beyond the visible growth, when the growth returns after the surface has been cleaned and the ventilation corrected, when a fixture connection is suspected, or when the odor is stronger than the visible evidence. A borescope through a small drilled hole answers the question in some cases without a full cut. Where the answer is that the cavity is wet and has been for a while, the work belongs with mold behind drywall, and the scope should say who repairs the plumbing before anyone closes it back up.
Access first: a shower surround with tile back to the studs costs more to open and rebuild than a painted wall. Whether the fixture repair is included second, since that is plumbing and often a separate trade. Then the drying days, then the tile and paint rebuild. A bathroom quoted as one number rarely says whether the fan, the duct and the plumbing are inside it, and those are the parts that decide whether the job is finished or postponed.

Call (719) 435-8032Department of Energy guidance describes a direct evaporative cooler drawing outside air through water-saturated pads, dropping air temperature 15 to 40 degrees, and blowing cooled, humidified air into the home; the air is not recirculated, so a window or vent must stay open, and the reservoir needs regular cleaning.
Why it matters: In a dry market the cooling equipment is often the largest deliberate indoor water source, which puts pads, pans and the duct below them first on a summer mold call.

The National Weather Service reports the Waldo Canyon Fire was reported June 23, 2012 west of Colorado Springs and burned 18,247 acres. USGS recorded that on August 9, 2013 runoff from about 1.5 inches of rain on that burned area sent Fountain Creek down State Highway 24 through Manitou Springs, killing one person.
Why it matters: Burned ground sheds water it once absorbed, so a storm that never flooded a street before can put surface water through a door.

University of Minnesota Extension explains that an ice dam forms where part of a roof is above 32 degrees while lower portions are below it, and that water backing up behind the ice can soak ceiling insulation. Research presented at an Oak Ridge National Laboratory conference found building heat rather than sun is the primary cause of eave icings.
Why it matters: The fix for a winter ceiling stain is partly indoors: air sealing the ceiling plane and correcting ventilation belong in the repair.
